PRE-INSPECTION NOTICE

 

 

This notice is intended to comply with all statutory requirements of the Kansas Home Inspectors Professional Competence and Financial Liability Act (Kansas Statutes Annotated 58-4501 Et.Seq.).

 

Whole Building Inspection: The property inspection shall encompass a non-invasive, limited evaluation of the following systems and their components:

Exterior Siding and Trim                   Electrical System               Foundations

Gutter System and Drainage            Plumbing System              Windows and Door

Roof and Attic                                   Heating System                 Structural Frame

Ventilation and Attic Insulation     Central Cooling System    Interior Walls/Ceilings/Floor

Fireplace and Chimney                     Garage or Carport

Built-in Main Kitchen Appliances (disposal, range, oven, hood/fan, microwave, dishwasher)

 

Partial Inspection: A partial inspection does not include every system/component as mentioned above. The inspector will only inspect the systems/components the Client has contracted for (though adverse conditions may exist in other, uninspected systems). A mechanical inspection, for example, includes systems operated by water, gas and electricity (it would not include roof, siding, foundation, windows, doors, walls, etc.). A listing inspection would only include electrical panel box and entry cable, central HVAC, water heater, exterior siding, gutter system,

drainage, roof (covering, flashings, frame, ventilation), foundation (walls, slab, structural frame), chimney and fireplace, showers (tile and pan) and visible main water, gas and drain piping.

 

Upon your request, Ed Sullivan Inspections shall perform a ______________________

inspection of the physical property located at ________________________________ ______________________________________________________________________.

 

The property inspector's liability for errors and omissions, which may arise during the inspection shall be limited in accordance with applicable state law.

 

The Inspector is a certified member of the American Society of Home Inspectors (ASHI) and therefore, the inspection will be performed in accordance with the ASHI Standards of Practice.  Properties located in the state of Kansas will be performed in accordance with the Kansas Standards of Practice.  Client may review these standards at anytime at http://www.ashi.org and http://ksinspectors.org or will be provided to Client upon request.

 

Your signature will be required on an Inspection Agreement prior to any inspection of the property and payment will be required prior to release of the Inspection Report.
